Wynn Al Marjan Island enters final phase ahead of spring 2027 opening

The project is reportedly a joint venture between Wynn Resorts, Marjan and RAK Hospitality Holding. Wynn holds a two-fifths stake. Once open, operators say it will be the UAE's first federally licensed resort to mix regulated land-based gaming with hotels, dining, shows and retail.

Where it is

The site sits on more than 60 hectares of Island 3 on Al Marjan Island. The man-made archipelago reaches about 4.5 kilometres into the Arabian Gulf. It is roughly a 45-minute drive from Dubai International Airport. Developers call the resort a destination inside a destination: beach and hospitality first, with a large gaming floor as one piece of a bigger luxury product.

What guests will get

Plans call for about 1,530 luxury rooms and residences. That mix includes Enclave suites, royal apartments, garden townhomes and marina estates. There will be 22 restaurants and bars, 12 pools, a 900-seat theatre, a spa, a beach club, and about 15,000 square metres of retail. A large meetings centre, Coral Court for events, about 420 metres of private beach, and a deep-water marina for superyachts are also on the plan.

Enclave is the hotel-within-a-hotel on the tower's upper floors. It will have its own arrival path and private leisure facilities.

Build progress

By early 2026, structural work was finished across the room stock. More than 83 percent of the exterior facade was installed. Interior fit-out is running at scale. The tower structure topped out in November 2025. Construction has supported more than 18,000 jobs so far, Gulf News says.

Wynn Bridge is a 548-metre access link. It is due in late 2026 and should connect the resort toward the E311 and E611. Oasis is a 26-acre staff village for more than 7,000 workers. It is scheduled for completion in summer 2026. Hiring for thousands of food and beverage roles is already under way.

Between now and opening day, much of the remaining work shifts from structure to detail. With the tower topped out and most of the exterior facade in place, crews are concentrated on interior fit-out across the rooms, suites and public spaces. Around the site, the Wynn Bridge access link is due in late 2026, and the Oasis staff village is scheduled to house thousands of workers from summer 2026. Hiring for thousands of food and beverage roles is already under way, building the team that will run the resort's 22 restaurants and bars once doors open in spring 2027.

Why it matters here

For residents of Dubai and the northern emirates, spring 2027 brings a major new leisure destination a short drive north. The pitch is not only gaming. Dining, theatre, beach and conventions are part of the same complex.

Gaming sits under the federal General Commercial Gaming Regulatory Authority. The project's first commercial gaming licence has already been issued. Wynn Resorts said it is expected around 31 March 2026 to have put about $1.01 billion (3.7 billion dirhams) of equity into the build.
